Cleaning the sludge out of a Trane Hyperion air handler’s primary drain pan, the kind of buildup that clogs drain lines and causes leaks.
Why Is My AC Leaking Water?
Your AC pulls a lot of moisture out of the humid Florida air, and that water has to drain somewhere. When something goes wrong, it ends up on your floor, in your ceiling or in the garage. The most common causes are:
- Clogged condensate drain line from algae and sludge (the #1 cause in Southwest Florida)
- Rusted or cracked drain pan
- Failed float switch or condensate pump
- Frozen evaporator coil melting and overflowing the pan (see AC frozen up)
- Disconnected or poorly sloped drain line
- Dirty air filter restricting airflow
What To Do Right Now
- Turn the system off at the thermostat to stop more water from building up.
- Wipe up standing water and move anything that could get damaged.
- If water is coming through a ceiling, place a bucket and keep people away from sagging drywall.
- Check whether the float switch has shut the system off. That means the drain is backed up.
- Call us at (239) 274-5795. Water leaks can cause mold and expensive damage, so don’t wait.
Prevent Leaks With Regular Maintenance
Most AC water leaks are preventable. Every visit in our Maintenance Membership includes flushing the drain line and primary pan, so algae doesn’t build up and back up into your home. We can also install float switches and drain line access points to protect your home.

This is what we vacuumed out of one air handler’s drain pan. Left alone, slime like this backs up the drain line and overflows into your home.
We repair air conditioners throughout Fort Myers, Cape Coral, Naples, Estero, Bonita Springs, Lehigh Acres, Punta Gorda and the rest of Southwest Florida.

AC Leaking Water: Common Questions
Is it safe to keep running my AC if it’s leaking water?
No. Turn it off at the thermostat. If the drain is backed up, running the system keeps adding water, which can overflow into your ceiling or floors and lead to mold. If your system has a float switch, it may already have shut itself off for this reason.
Can I clear the AC drain line myself?
Sometimes. If you can reach the drain line’s access point, a wet/dry shop vac on the outside end of the line can pull out a clog. If the water keeps coming back, the pan is rusted, or the line runs through an attic, call us. Repeat clogs usually mean a bigger problem.
Why does my AC drain line keep clogging?
Southwest Florida’s heat and humidity make AC drain lines a perfect place for algae and sludge to grow. Without regular flushing, buildup returns within months. Every visit in our Maintenance Membership includes flushing the drain line and primary pan to keep it from backing up.
How much does it cost to fix an AC that’s leaking water?
A service call is $110 during business hours, or $65 for maintenance members. Many leaks are fixed on that first visit by clearing the drain line. If a part like a drain pan, float switch, or condensate pump needs replacing, we’ll give you the price before doing any work.
Is an AC water leak an emergency?
It can be. Water coming through a ceiling or near electrical equipment needs attention right away. Our office is open Monday–Friday, 8 AM–4 PM, and a technician is on call 24/7. Call (239) 274-5795.
