Why Humidity Control Matters in Southwest Florida

In Southwest Florida, humidity is a year-round problem. Your air conditioner removes some moisture while it runs, but it’s designed to cool first. When the AC cycles off, or runs less in the milder months, indoor humidity can creep back up. The EPA recommends keeping indoor humidity below 60%, and ideally between 30% and 50%. For more, see our 5 simple ways to keep indoor humidity balanced in Florida’s cooler months.
When humidity stays high, homes can develop musty odors, mold and mildew growth, sticky air that feels warmer than the thermostat says, and damage to wood floors, cabinets and furniture. A whole-home dehumidifier works alongside your AC to keep humidity in check all the time, not just when the AC is running.
Signs your home has a humidity problem:
- A musty smell, especially in closets or after the house has been closed up
- The air feels clammy or sticky even when the AC is cold
- Condensation on windows or supply vents
- Wood floors cupping, swelling or gapping
- Mildew on walls, ceilings, shoes or clothing
Spray Foam Attics Need Dehumidification
A traditional attic breathes. Outside air moves in through the soffit vents and out through the roof, carrying moisture with it. When spray foam insulation is applied to the underside of the roof, those vents are sealed off and the attic can no longer breathe. That helps keep heat out, but it also means moisture has nowhere to go.
Without a way to remove that moisture, humidity can build up in the sealed attic, setting the stage for mold growth, musty odors that find their way into the house, and moisture problems on the roof deck. A dehumidifier installed in the attic pulls that moisture out and keeps the space dry, which greatly reduces the risk of mold.

Wood Floors: Why We Dehumidify the Living Space
Wood naturally absorbs moisture from the air. In a humid Florida home, wood floors can swell, cup or buckle, then shrink and gap when the air dries out. Many wood flooring manufacturers recommend keeping indoor humidity around 30% to 50%, and some warranties require it, so check your flooring’s guidelines.
For homes with wood floors, controlling humidity in the attic isn’t enough. The moisture has to be removed from the living space itself. We install whole-home dehumidifiers that tie into your home’s air system and keep the humidity steady in the rooms where your floors are.

Every home is different. We size and place each dehumidifier based on where the moisture is coming from, whether that’s a sealed spray foam attic or the living space itself.

Dehumidifier & Humidity Control FAQs
Common questions we hear from homeowners in Fort Myers, Cape Coral, Naples and across Southwest Florida.
The EPA recommends keeping indoor humidity below 60%, and ideally between 30% and 50%. In Southwest Florida, outdoor humidity is often much higher than that, so most homes need help to stay in that range, especially in the summer and rainy season.
Yes, but only while it’s running, and only as a side effect of cooling. When the AC cycles off, runs less in mild weather, or is a high-efficiency system that runs in short cycles, humidity can build back up. A whole-home dehumidifier controls humidity on its own, separate from the temperature.
Spray foam on the underside of the roof seals off the soffit and roof vents, so the attic can no longer breathe. Moisture that gets into the attic has nowhere to go, and humidity can build up. A dehumidifier removes that moisture and greatly reduces the risk of mold and musty odors.
Yes. Wood absorbs moisture from the air, which can cause floors to swell, cup or buckle, then shrink and gap when they dry out. Many flooring manufacturers recommend keeping humidity around 30% to 50%, and some warranties require it. For homes with wood floors, we dehumidify the living space, not just the attic.
A portable unit treats one room and needs its bucket emptied. A whole-home dehumidifier is installed in the attic or air system, drains automatically, runs quietly out of sight, and controls humidity for the whole house or a dedicated space like an attic.
Seasonal homes are especially at risk because the house is closed up for months. A dehumidifier keeps humidity under control while you’re away, even when the AC isn’t running much. See what happened at one seasonal home where the AC failed while the owners were gone.
Common signs include a musty smell, air that feels clammy even when the AC is cold, condensation on windows or vents, cupping wood floors, and mildew in closets or on walls and ceilings. We can check your home’s humidity and recommend the right solution.
Yes, but not much. The filter should be cleaned or replaced regularly, and we check the unit and its drain during your AC maintenance visits so it keeps working the way it should.
